We have finally decided what property we would like to lease, what the next year's approximate harvest will be, and what the electricity charge will be for the coming season. If you are still interested, please send me an email that includes your phone number and I will contact you.   

We will be offering 1990 acres at $20 per acre plus electricity of $100 a month. This will result in a total annual cost of $41,000. The electricity cost the next year will be figured off of the average of the previous year so that expense could change.  In addition to the lease cost, you will also be responsible for feeding protein when needed. This expense could be as much as $8-10,000 a year depending on conditions.  This is a year-round access lease where you can hunt all the seasons such as spring turkey and dove. We do not charge by the buck, but by the acre so that a group can decide for themselves how to divide up the opportunities. No sub-leasing. There will only be one official contact member however everyone is welcome to visit with us. We like to hear about how you are doing.

The harvest each year is based on deer counts, both night and day, personal experience, and TPWD suggestions.  We are an MLD property.  Conservative estimates for next year are:  18 bucks (6 mature, 12 management), 18 does or antler-less.  Quality mature whitetail bucks are described as any buck 3 ½ years or older having 8 or more score-able points, non-quality whitetail bucks will be 1 ½ year or older spikes or any buck that is missing a brow tine (this does not include bucks with broken brow tines), basket racks or bucks carrying widely spaced points can be considered). 

On this property there are travel trailer hook ups in a few different locations and one very remedial, clean cabin that has water and electricity but not a bathroom. There is a septic tank at this location near the cabin, just no bathroom. Although there are hook-ups available at 3 different locations around the ranch, only one location allows for year-round travel trailer or RV parking. The other two locations would only accommodate deer hunting season and you would need to provide a panel fence around your trailer or RV to protect it from cattle and/or goats. This is a working ranch.

There are some stands/feeders in place and this can be discussed on a case by case situation.
