I have three privately owned ranches between Llano and Mason ranging from 100 acres to 500 acres each. I do not mix parties, so your group will have the entire lease. The price for the smallest pasture is $450 per day for up to 3 hunters, the middle size pasture is $500 per day for up to 4 hunters and the larger pasture is $1200 per day for up to 8 hunters. There is a 3 day minimum hunt. All pastures have cabins with electricity, beds, frig, table, chairs and running water. All have working corn feeders and three sided ground stands with roofs. I allow each hunter to kill 2 bucks in November and either 2 bucks or 1 buck and 1 doe in December. I allow bow hunting during October. The cost for bow hunting is $100 per day per hunter. I do not charge a kill fee. I do not allow 4-wheelers and ask that you only drive on established roads. There are openings available in November and December. Natural Hill Country setting with low-fencing to ensure genetic diversity.  Not a deer farm, but natural hunting in a natural environment on a working ranch.  Bunk house with bathroom and kitchen, and RV hook-ups.  Feed room, lighted skinning rack and walk-in cooler.  Box blinds and feeders available for use, or you may bring your own.  Close to Hill Country State Natural Area and Lost Maples State Park.  Non-hunting guests are allowed with prior permission and a day fee.  To keep the number of hunters low, there is absolutely no lease sharing;  each hunter pays a lease fee.  You will not find a non-paying hunter in your blind or your bunk.  Hunters limited to 13 for the lease.  Looking for mature hunters to add to our current responsible and respectful group .  Absolutely no alcoholic beverages on the lease.  If you will email me, I'll send you more information. 

Exotics are present on the ranch, including fallow, axis, sika, aoudad, hogs and elk.  There is no extra fee for exotics. 

Lease is for the regular white-tail season.  No bow hunting.  No extended season.  Spring hunts available after hunters complete a white-tail sesaon, at the owner's discretion and for an extra fee.

Hunters may not live at the property for the duration of the season;  hunting on weekends and holidays.

 

 

 

We are shifting our business from day hunting to year round lease for a group of 10 hunters. Looking for a family oriented group. 12 feeders and blinds provided and kept full of corn Year Round. 130-150 class deer. Lodging and party barn provided. These facilities will be exclusive to the group. Full amenities provided including internet, DirecTV, Housekeeping etc. Full tags for everyone in the group. Facilities sleep up to 18 persons. Here's how cost is justified: 12 feeders 6 bags each which lasts 2 weeks. 6 corn @ $12.50/bag = $75/Feeder/2 weeks. 12 feeders @ $75/2 weeks = $900 So $450/week to keep corn in feeders. $23,400.00 per year. 2 lodging facilities with exclusive use would rent for $2500/month/each So $5,000.00/month. $60,000 per year Electricity, DirecTV, Internet for 2 facilities=$600/month, so $7200 per year Labor for filling feeders, maintenance of blinds, etc. $10,000 per year. Maid Service= $200 per week total. So, $10,400/year. Total Maintenance $23,400 Corn $60,000 Lodging $ 7,200 Utilities $10,000 Maint. $10,400 Maid svc. ------------- $111,000.00 per year maintenance. In reality each hunter is paying 9k/person annually for the lease. I hope this clarifies things as this is a "turn key" lease.
