  The property consists of over 3,200 acres of high fence in the East Texas Pineywoods which is located within a 15-minute drive of Nacogdoches and all it has to offer. It was high fenced in the mid-90s and has been enrolled in the TPWD MLD program prior to and since then. Whitetail are the primary game species on the property but there are also plenty of hogs, predators, and you can have a decent dove hunt some years as well. A deer management pen (DMP) and a serious feeding program were established on the property in 2015 which has greatly enhanced the quality and potential of the deer herd. There are miles of well-maintained rock and woods roads along with conservatively 60 acres of dedicated food plot areas. There have been many deer harvested from the property into the 140-170 B&C range over the years and with a management minded group that should only get better. The camp facilities are well maintained and consist of a 3br/2bt mobile home, a 1br/1bt home from the 1920’s, equipment shed and a headquarters building that serves as a central hangout area with a covered skinning rack.

  The landowner employs the services of a professional wildlife biologist to oversee the wildlife operations, DMP pen, feeding programs, and sets the harvest quotas and criteria based on data from various surveys conducted throughout the year. The biologist will provide a harvest summary and report containing survey data at the end of each season. The landowner also provides a protein feeding program, property mowing, road maintenance, operating DMP program, maintained high fence, nice facilities, a beautiful property in general and a solid deer herd. Deer stands and corn feeders are NOT provided at this time. The Texas MLD program permits the landowner to allow hunting with any legal weapon from the beginning of the usual archery season through the end of January. We are looking for an individual to lease the property and bring around 13 members or a cooperate lease situation. Depending on the specifics the annual lease cost is $120,000 per year, plus the cost of food plot materials which fluctuates annually. This is for year round access.

A new MLD now called a LWA plan can be put in place at the agreement of both the hunter group and the owner. The ranch has 70% tree cover, a pond for duck hunting and fishing, a great wet weather creek, 4 locations for hunting blinds with 2 feeders per blind, 4 food plots, and several senderos that were cleared for long range sighting of game animals such as whitetail deer, turkey, hogs, dove, small game, and varmints to enjoy, hunt, harvest, enjoy, and/or photograph.  The hunting group that leases this ranch will have exclusive hunting and recreational rights on this lease year round and will not have to share it with any other hunting group.

The owner of this ranch prefers to lease to one family of 3 hunters and their children or grandchildren, or kinfolk. That is so the hunters can teach the next one or two generations the ethics, regulations, and safety of hunting and the proper management, respect, and stewardship of God's creation, the land, natural resources, whitetail deer, and wildlife. We have a 3166 acre high fenced ranch in northern Maverick Co. We are MLD3, so we can hunt from Sept through February. We are looking for up to 3 hunters that are serious about growing big bucks, & can pass good bucks that are less then 6 1/2 years old. I am the owner & will be the 4th spot on the ranch. I don’t deer hunt, but will take my children hunting. We use most of the profit from the hunting & cattle lease to make improvements in the ranch that will help the animals. If you feel you need to take a trophy buck every year this is not the lease for you. We take our trophies at 6. 5 years old or older. We have cameras at all feed pens & target specific management bucks starting at 3 years old. The hunters will be asked to feed protein $ corn year round, cotton seed from January 15th to November 1. We have 9 feed pens for protein & cotton seed, 8 have 2,000 lb feeders, 1 has a 1000 lb feeder. We have 12 blinds in place with corn feeders. You will need to pay $10,000 plus your share of the feed bill. You can hunt any stand on a 1st come basis. You are allowed 1 trophy, 6 1/2 years or older, & any management buck that we identify from our trail cameras or that fit the management buck criteria for that year. We also have to take does. The number depends on our game survey. We have 6 tanks & 5 water sheds to provide water for the wildlife. Families are welcome. We have a covered cleaning area with walk-in cooler & feed shed. There is a covered, lighted cement area with sink & fire pit to relax after the hunt. You can park a trailer next to it or stay in the old ranch house. We have electricity. Water comes from rainfall catchment off the roof of our house. We are located about 12 miles southeast of Spofford, Tx. You access our ranch by taking a caliche road for 10 miles off FM1572.
